A well-established specialty framing contractor serving the commercial and multifamily markets throughout the Pacific Northwest is seeking an experienced Preconstruction & Estimating Manager (Senior Estimator) to lead and scale its estimating function. We estimate and build commercial and multifamily wood framing, prefabricated wall panels, structural framing systems, and structural steel integral to the wood framing scope. We are specifically seeking candidates with experience estimating these types of projects.

Responsibilities
- Own and oversee the full pursuit process: Lead → Qualification → Takeoff → Estimate → Proposal → Follow-up → Feedback, Tracking and Analysis.
- Review drawings, plans, specifications, structural documents, architectural details, owner criteria, alternates, addenda, allowances, and clarifications for scope and pricing implications.
- Identify missing information, scope gaps, constructability issues, sequencing conflicts, coordination risks, and value-engineering opportunities early enough to influence outcomes (and/or at all bid stages).
- Prepare proposals at all stages from conceptual/schematic to hard-bid/for contract execution.
- Produce supporting documents (as needed) such as, clear scope narratives, inclusions, exclusions, assumptions, qualifications, alternates, bid leveling documents, and estimate backup.
- Support bid strategy, including client qualification, prioritization, risk evaluation, and Go/No-Go decision-making.
- Collaborate with operations, purchasing, finance, and production teams to improve information flow and project planning.
- Ensure a seamless transition from preconstruction into project execution.
- Lead, mentor, and develop estimating team.
- Develop, standardize, and continuously improve estimating systems, workflows, reporting, and best practices.
Preferred Background
We are specifically seeking candidates with estimating experience in commercial wood framing and structural systems. Experience in one or more of the following is highly preferred:
- Commercial construction estimating
- Multifamily construction
- Structural framing systems
- Truss, wall panel, or component estimating
- Lumberyards and building material suppliers
- Engineered wood products
- Specialty trade contractors
- Prefabrication, modular, or off-site construction environments
Technical Knowledge
- Strong command of structural framing, shell, rough carpentry, and wood-frame construction means and methods, including wood trusses, floor and roof systems, sheathing, blocking, backing, stairs, fire-rated assemblies, exterior framing, waterproofing interfaces, hardware and fastener systems, logistics, labor sequencing, schedule development, and trade coordination.
- Ability to read and interpret plans, including architectural, structural, building envelope, etc. Proficiency in reviewing shop drawings, scope of work documents, and specification documents while identifying gaps, conflicts, cost exposure, and schedule risk.
- Demonstrate understanding of construction project management software, estimating platforms, digital takeoff tools, and Google Workspace applications.

- 5+ years of experience in wood estimating, preconstruction, building materials, or construction-related operations.
- Strong ability to read and interpret wood framing construction drawings, specifications, and technical documents.
- Experience performing quantity takeoffs and developing project estimates.
- Ability to manage multiple pursuits, deadlines, and priorities simultaneously.
- Strong organizational skills and attention to detail.
- Comfortable working with construction software, estimating platforms, and digital workflows.
- Leadership experience or demonstrated readiness to lead and develop a team.
